Videos

Video is a crucial part of our property marketing toolkit and brings your home to life. We produce both a pre-launch video as well as a longer presenter led tour to ensure we get as many eyes on your property as possible.

The pre-launch video will go out as a teaser through our social media prior to the property going live. The full video then follows through our social channels as well as being included in the online advert and will be firmly aimed at the target buyer we’re looking for. Both videos will typically receive thousands of views from our local engaged audience.

Accompanied Viewings

It seems crazy to pay an estate agent and then do your own viewings but so many people we speak to find themselves doing exactly this! We’ll never ask you to show a buyer round because we know it works so much better when we do it!

We’ll get better feedback and this way buyers can better visualize themselves living there. This only works so well because we’ll only have an experienced AKS agent that has visited your property before and is very familiar with it, doing the viewings.

Communication

Weekly communication means you know exactly what’s happening with your property but also ensures as an agent we stay on top of all the stats around the interest your property is getting. We also create a Whatsapp group for every property we sell with all the key members of our team in.

If you decide to use our recommended solicitor, they’ll even join the group too so we can keep you even better updated on the progress of the sale!

Flexible Fees

Our Flexible Fee Slider puts you in control. We know every move is different, which is why we offer a simple and transparent way for you to choose the fee option that works best for you. Whether you’re definite about moving and want our most competitive rate or prefer the flexibility of paying on completion, there’s something to suit your needs.

The benefit of this approach is that those that are committed to moving aren’t having to subsidise those that aren’t as typically happens in the traditional no sale no fee model.

Photo Rotation

Without any change a property advert starts to go stale meaning it’ll get significantly less online views. We take two equally great but noticeably different exterior photos and will swap them ever 2 weeks to keep the advert fresh and get a spike in views.

Our job is to bring as much attention to your property as possible and this strategy is one of the reasons why Rightmove stats show that AKS properties receive more online views.

Drone Photography

We’ll elevate the standard of your property marketing by using drone photography! As buyers are scrolling through property websites seeing lots of ground-level photos, an elevated shot grabs their attention.

Of course, drone photography is also great for showing off the surroundings of a property, any nice views and giving a better feel for the overall size of the plot.
