Recently, we sat down for one of our Ask AKS Facebook Live sessions to talk about something we don't think gets discussed enough – the parts of estate agency that happen behind the scenes.

When most people choose an estate agent, it's easy to compare the things you can see. Professional photography, drone footage, social media marketing, property videos and online listings are all important, and they're often the first things sellers notice.

But the reality is, those visible elements are only part of what sells a home.

The conversation was actually prompted by something we've experienced recently. We've had several sellers ask us to market their property after previously buying through us.

They told us it wasn't our marketing that convinced them – it was the way we handled them as buyers.

The communication, the follow-up and the overall experience showed them how we work behind the scenes.

It made us realise that the things sellers rarely get to see are often the things that make the biggest difference. Here are the three areas we believe matter most.

1. Speed of response matters more than people realise

When an enquiry comes in on your property, the clock starts ticking.

Whether it's through Rightmove, social media, WhatsApp or a phone call, buyers are often looking at several properties at once. The longer they wait for a response, the colder that enquiry becomes.

It sounds obvious, but we're still surprised by how many people tell us they've enquired about properties and waited days—or even over a week—for someone to get back to them.

By then, they've often moved on.

Responding quickly isn't just about good customer service; it's about giving your property the best chance of securing a viewing.

Every enquiry represents a potential buyer. If you don't act quickly, you risk losing them before the conversation has even started.

2. The follow-up is where sales are won

A viewing shouldn't be the end of the conversation.

In reality, very few buyers leave a viewing knowing immediately whether they'll make an offer. Most sit somewhere in the middle. They need time to compare properties, think things through or complete other viewings.

That's why follow-up is so important.

Good estate agency isn't simply asking, "What did you think?"

It's understanding where buyers are in their journey, what else they're viewing, what's holding them back and whether there's anything else that might suit them better.

By staying in touch, you achieve two important things:

• Sellers receive genuine, meaningful feedback rather than vague comments.

• Buyers remain engaged, giving you the opportunity to answer questions, arrange second viewings or help them make a decision.

We've found over the years that there's a direct link between the quality of conversations we have with buyers and the number of homes we sell.

It's not complicated.

The more quality conversations you have, the more opportunities you create.

3. Being proactive creates opportunities

Perhaps the biggest misconception about estate agency today is that buyers simply search online, find a property and book a viewing.

Sometimes that's true.

But the best agents don't just wait for enquiries—they create them.

Over time, we build relationships with buyers and understand not just what they're looking for, but why.

For example, someone may say they need a four-bedroom home because they work from home and need an office.

If we understand that motivation, we know that a three-bedroom property with a fantastic garden office could actually be perfect—even though it would never appear in their online search.

Without those conversations, they'd never know it existed.

That's why we spend so much time proactively contacting buyers, recommending properties they may otherwise overlook and matching people based on their lifestyle rather than simply ticking boxes on a search filter.

Many of the sales we've agreed over the years have happened because of those conversations, not because someone happened to spot a listing online.

The things you can't see often matter most

Marketing gets your property noticed.

The work behind the scenes is what gets it sold.

The speed of response, the consistency of follow-up, the proactive conversations with buyers and the relationships built over time are the things that most sellers never witness—but they're often the biggest factors in achieving a successful sale.

If you're choosing an estate agent, don't just compare the photos or the videos.

Ask yourself what happens after someone clicks "Enquire".

Who responds?

How quickly?

How often do they follow up?

How proactive are they in speaking to buyers?

Those are the questions that are much harder to answer—but they're often the ones that make all the difference.

One piece of advice we'd give anyone selling their home is to experience an agent from the buyer's perspective if you can. Enquire about one of their properties, see how they communicate and judge the service for yourself.

After all, that's exactly why several of our most recent sellers chose us.

They'd already experienced what happens behind the scenes.
