It’s completely understandable to want to “try it a bit higher”, but in reality, this often has the opposite effect. Properties that launch above their true market value tend to sit quietly, attract little interest, and then struggle even after a price reduction. First impressions matter, and the strongest interest usually comes in the early weeks.
Online pricing bands also play a big role, particularly on portals like Rightmove. Price brackets influence which searches your property appears in and how many people click on your listing.
Rightmove data shows that properties priced directly on a band can receive significantly more clicks. That’s why you’ll often see homes marketed as either “offers over” or “asking price” – it’s about positioning the property correctly within the right search range. In today’s market, which is healthy and balanced rather than favouring buyers or sellers, pricing remains highly sensitive. Get it right, and you maximise interest.
