DE65 Property Market – February 2026

DE65 has kicked off 2026 on a really positive note. Per square foot values for both new listings and agreed sales have hit record highs. Sellers are feeling confident, withdrawals are at historic lows, and buyer activity is buzzing along well above the long-term average. With its mix of village charm, historic character, and excellent connectivity, DE65 is shaping up to be one of the most desirable residential areas between Derby and Burton upon Trent.

Stock Levels: Choice for Buyers, Encouraging for Sellers

There are currently 320 properties on the market in DE65, a little above the six-year average of 285, but down from last year’s peak of 347. That’s good news for sellers, as the supply pressure that’s been around over the last couple of years is starting to ease.

New properties are coming onto the market at a steady pace too — 71 in February, matching January and comfortably above the February average of 64. This shows that sellers are confident, and for buyers, it means there’s plenty of choice to explore.

Pricing: Per Square Foot Values at Record Levels

February really highlights the strength of the market:

• New listings: £362,120 average asking price (£305 per sq ft) — the highest per square foot in six years.

• Agreed sales: £334,619 average (£307 per sq ft), another record and slightly above asking per square foot.

Put simply, buyers are willing to pay top prices for well-presented homes in the most desirable spots. And while average headline prices can jump around a bit from month to month, looking at the per square foot values makes it clear that DE65 property has never been more valuable.

Buyer Activity: Healthy and Steady

46 sales were agreed in February — just above the six-year average of 45. That’s slightly lower than last February’s 62, which was an exceptional month, but it still shows a strong, steady level of activity for the area.

Market Confidence: Withdrawals and Fall Throughs Are Low

Price changes remain steady, suggesting that current listings are well priced. Even more encouraging, only 20 properties were withdrawn in February — 35% below the six-year average and one of the lowest figures we’ve seen. Fall throughs are also very low — just six in February, a 60% improvement on January.

This shows that when deals are agreed in DE65, they’re much more likely to go all the way through, giving confidence to both buyers and sellers.

Looking Ahead: Spring 2026

DE65 heads into spring in great shape:

• Record per square foot values for both listings and sales

• Withdrawals and fall throughs at near-record lows

• Stock slightly above average but starting to ease from recent peaks

For sellers, this is a perfect time to make a move: well-priced, well-presented homes are attracting strong interest and completing reliably.

For buyers, there’s choice, confidence, and long-term value — agreed per square foot prices are up nearly 30% since 2021, so buying in DE65 isn’t just about lifestyle, it’s a smart investment too.
