“This home is just beautiful from start to finish. From the moment you walk in the front door you can feel the love and attention that’s gone into making this house a home. The study to the front of the house is a real benefit as there’s no need to use up a bedroom for the ever popular office space! The living room is incredibly cosy and welcoming and decorated very tastefully. The kitchen diner is just stunning, with space for not only a family dining table but a snug area too and doors out onto the garden. The kitchen itself is modern and includes integrated appliances. There’s also a separate utility room which is always a great addition to any home. Heading upstairs, the bedrooms are decorated neutrally and are all a great size. Both bedroom 1 and 2 benefit from fitted wardrobes! There’s a en-suite to the master bedroom and the family bathroom is 4 piece, so again really spacious! It’s hard to choose my favourite part of this home, but it may have to be the garden and the position of the house itself. “We’ve truly loved living in this house and neighbourhood, and we’re sure you will too! The area is wonderfully quiet and friendly - a true village feel with a real sense of community, especially within the Alms Meadow estate. We love that we’ve been able to live somewhere with a village feel but close enough to good transport links that we can get around easy - you don’t need to travel far to get to Derby, Nottingham and Birmingham, and I travel a lot for work so it has been great for me! There is also a primary school, an academy, leisure centre and scouts hut in the village which is great for families. In terms of the house, it really is bittersweet moving! We love the open plan feeling in the back room - the garden is south facing which means we get the sun in the back room all day. Saturday morning coffees with the French doors open is one of our favourite things! Although it’s a new build, it really doesn’t feel like it because of our plot - not only does the house feel open and spacious but we’re on a corner plot and not overlooked which means we’ve always felt the house is private. It truly has been a great home for us, and I’m sure it will be for you too.”

The Area:

The traditional village of Etwall is fantastic family village and has something for everyone. There is Etwall Primary School and John Port Academy within the village making it an ideal location for families. Also, within the village there is a park and football pitches, a cricket club, Post Office, News Agents and several pubs as well as a restaurant.  The buses which run through the village provide a service which goes to other local villages as well as into Derby City Centre and Burton Town Centre. It has easy access to major road links with the A38 and A50 both just a couple of minutes’ drive from the village and the A516 to Derby.
